Plano TX is surrounded by the cities of Parker, Murphy, and Sachse to the east, Richardson and Addison to the south, Frisco and Allen to the north and Carrollton and The Colony to the west. The houses in Plano price from the low $100,000's to over $5,000,000.

Homes for Sale in Plano TX
The current median value for Plano houses is around $262,000, and values have risen almost 16% in the past 12 months. The average list price on the residential real estate is approximately $600,000 as of early 2016. The relocation of several major corporations to the area has much to do with the rising prices.
While buyers will certainly have their choice of luxury properties marked above the $500,000 price point, the city will also offer an abundance of options for homes in the area below the $500,000 mark. Most of the listings in Plano will fall under the $500,000 mark with the west side of the city being the more expensive area.
The priciest luxury real estate in Plano is found in the following areas and neighborhoods where the prices defined as "luxury" run over $1,000,000: El Rancho Country Estates, Willow Bend, Kings Gate, Gleneagles, Normandy Estates, Lakeside on Preston, Red Wolf Estates, Shoal Creek and Kings Ridge.
As a side note, Gleneagles will offer luxury buyers a shot at a golf course home as the community is centered around the Gleneagles Country Club course.
Buyers in the luxury market will find the homes almost always have over 6000 square feet, features like multiple fireplaces and staircases, five to six bedrooms, media rooms, wine storage areas, larger lot sizes over three quarters of an acre, tennis courts, hotel like swimming pools, elevators, exercise rooms, gourmet kitchens, libraries and more.
A step below the luxury market is what we would call an executive type of house, and those prices range from approximately $500,000 to $1,000,000. Buyers will find larger properties in this niche with square footage from around 4500 to 6000 square feet on mostly two-story homes with four to six bedrooms and some very nice upgrades and features. Buyers will find larger properties and more upgrades and amenities toward the $1,000,000 mark. Some of the real estate priced around the $1,000,000 mark will be in the same subdivisions and neighborhoods as the luxury listings in the category above. Buyers will also find some of the same upgrades and luxury amenities as found in the luxury range.
Neighborhoods priced from $500,000 to $900,000 include Preston Lakes, Normandy Estates, Avignon, Whiffletree, areas of Willow Bend and Lakeside on Preston, Hills at Prestonwood, Chase Oaks, Castlemere, West Park, Deerfield, Harrington Homeplace, Forest Creek, Highland Ridge, Glenwood, Pitman Creek and more.
Most of the listings within this executive class will feed to Plano West High Senior High School. However, some of the properties will also feed to Plano Senior High School and Plano East Senior High School.
Plano homes priced below $500,000 may be found in abundance as well. Most of these listings will be located in the Plano High School or Plano East High School zones. Buyers may find that they need to update these properties as most will have been built in the 1990's or older. Some will offer open floor plans while others will be more of a 1970's or 1980's style with more closed floor plans where the living areas will be separated from the dining areas, etc... The bathrooms will often feature cultured marble counters which were popular with builders during the time of construction. The kitchens may also still have laminate counters where most buyers will want to do the work to upgrade the kitchen counters to natural stone.
